3. Meth Testing
Property Reports offers two types of testing:
a. . Screen testing using Check4Meth kits which detect levels greater than 1.5 µg/100cm2;
b. ‘Wipes’ using Hill Laboratory to analyse the actual levels.
Screen testing
The purpose of screen testing is to indicate whether meth is present or not. If the property is known or suspected of being used for clandestine or non-clandestine purposes then this test should be skipped to carry out a Contamination Level Assessment.
What we will do:
We will test every living area, and where rooms are larger than 10m2 we will do 1 extra test for every extra 10m2 or part thereof.
c. We will conclude whether the dwelling is compliant with NZS8510;
d. If it is not complaint we will recommend a Contamination Level Assessment Report;
e. We will do a verbal test so long as every living area is covered, including the loft;
f. Carry out composite tests to assist lowering the cost.
What we won’t or cannot do:
g. Tell you whether it’s been used for the purposes of manufacture;
h. Tell you whether cleaning is required;
i. Locate the actual room or rooms contaminated if a composite test is carried out.
Contamination Level Assessment Report
The information we need to carry out the assessment:
j. A copy of any previous inspections that have been conducted;
k. Copies of police reports and council letters;
l. Information that would indicate soil contamination;
m. The number of living spaces and storage areas in the property;
n. If the property has a forced-air heating or cooling system, and if so the location of the intakes;
o. If any renovations or extensive cleaning has occurred;
p. The number and location of exhaust fans within the property;
q. If the site has a septic waste system;
r. If occupant consent has been given for testing to occur;
s. The presence and type of pets that will be present at the property.
What we will do:
t. Carry out wipes IAW NIOSH 911 standards in every room andwhere a room exceeds 10cm2, an additional wipe for every extra 10cm2 area tested or part thereof;
u. Carry out composite wipes to lower the cost;
v. Arrange for transportation to the laboratory;
w. Produce a Compliance report IAW NZS8510. If the results are positive state whether it was used for the manufacture or whether it was for use only. We identify if there are any precursors present;
What we won’t do:
x. Do the cleaning (conflict of interest);
y. Arrange for an alternative business to carry out the cleaning requirements.
a) Not all areas tested
NZS 8510 requires all living spaces to be tested. If a report is required then every room that is not covered must have a statement explaining the rationale as to why. Note: If a report that covers less than required by NZS8510 has been asked for, Property Reports will not be able to conclude the dwelling is clear even if the areas tested were cleared.
