What to expect in the following Property Reports…

Pre Purchase Building Inspections
The following areas are covered but not limited to:
The site: Drainage, retained walls, fencing, paving, foliage.
Subfloor: Piles, bracing, foundations walls, ventilation, vapour barrier, insulation.
Framing: Type: If it’s timber is it treated or untreated?
Cladding: Type, cavity or directly fixed, damage, areas that require sealing, and attachments.
Joinery: Type, installation, areas that require maintenance,
Roof: Type, material, flashings, general condition,
Roof space: Type, condition, insulation, wiring, roof wrap, rodents, and any infestations.
Spouting: Internal/external, flow, any damage, any blockage. soffit width
Downpipes: Any damage, to the stormwater system
If rural
Septic tank, Type, last cleaned, Maintenance program, location of the field
Water: Size and number of tanks, filtration arrangement

Weathertightness Inspection
This report is most likely required if the building is ‘plaster’. It includes sections of the Prepurchase Report, as well as the following, but not be limited to:
Risk by design matrix: This produces a maximum score of 20 for each elevation. The higher the score the risky the design. For example, if there is a hole in the wall the higher the score the risk increases water will enter and affect surrounding timbers.
Non-invasive readings are recorded against the internal wall lining, and where the external cladding is plaster or EIFS, against the external wall.
Invasive testing: Several invasive tests are recommended in areas where changes to the Building Code have occurred since construction or, the most exposed area with the highest Risk Matrix score.
Durability: Identify areas that may affect future weathertightness.

Meth Testing
The scope of this investigation is to determine possible methamphetamine contamination and to obtain levels of methamphetamine at the most sensitive state ie 0.5 ug/100cmsq. A positive test will indicate its been used but the actual level will require further investigation.
