Terms and Conditions for Invasive Testing

Access to report and payment:
Payment is required on receipt of your report. Once the report is completed Property reports Limited will send an invoice. You should TXT or email confirmation you have made the payment arrangement. Once confirmed your report will be emailed to you at the earliest opportunity. If you have an account payments are required by the due date. Late payments may incur extra costs and fees may be applicable.
The report cannot be used until payment is received.
The report can be given to your bank or lawyer. It cannot be given to, or used by, any other third party.
Invasive Testing Inspections do this:
Drill three small holes in each area under test. Two 4mm holes through the skirting board and one 8mm through the wall lining.
Measure the actual moisture content of the wall lining, the moisture
content of underside of bottom plate at depths of 30mm and
80mm.Photo colour of shavings at the 30mm and 80mm depth.
Assess timber hardness.
Measure the relative humidity within the wall and compare it with
ambient.Insert endoscope and photo top surface of bottom plate and surrounding studs to check for water stains or mould.
Produce a report
Invasive Testing Inspections don’t do this:
Sand and paint the holes
Limitations
The area under test is the area which has indicated either elevated readings, paint discolouration, swelling or bubbles in paint. It is not representative of the timbers outside the test area.
None of the above tests detect brown rot which once started lives in a moisture content within the acceptable range defined by the New Zealand Building Code. Location of dry rot is based on most likely spot and experience of the surveyor.
